A Land Information Memorandum (LIM) is a report that contains information drawn from Council records about a specific property.
A LIM is a useful document when considering the purchase of the property as it can contain valuable information about the property.
A LIM will contain all or some of the following:
- Land and capital valuations
- Rates information
- Planning information regarding the zoning designation
- Building consents, code compliance certificates, warrant of fitness (either current or expired)
- Land features, including identified hazards such as flooding and erosion
- Boundary measurements and encroachments
- Services through the property, including water pipes, stormwater and sewerage drains
- Resource consents
- Any licences - food, liquor, on/off licences, trade waste
